This place is awesome! The neighbors are quiet, and everything is nice and new. The property managers are amazing, super flexible and down to earth. Shawn has been great to us! The location is perfect, 20 minutes from the mountains 20 minutes from down town Denver! My fiancé and I are super glad we choose to rent here. Definitely would recommend to anyone looking for a place to stay in Colorado!

Great place to live! I was here for 2 years. I moved from Florida to Colorado and was able to take over another lease. The first Manager, John, was amazing and always kept us posted and up to date on all things Hoyt. The current Manager, Shawn, is also fantastic. He has been incredible to work with on our move out and has always been understanding easy to talk to about any issues or questions you may have. The apartment had a power issue at one point and the building management handled it amazingly--covered our groceries costs and any costs for needing to stay in a hotel/air bnb. The bad: No apartment is perfect, but here are a couple things that a renter should be aware of. 1. The walls are absolutely paper thin. I can tell you in great detail who lives next to me and personal information based off of their conversations, etc. That being said, I've had some very quiet neighbors, as well, that I never even knew were there. It's your responsibility to bring up issues to your neighbors before involving management. I had (6) neighbors, (3) on each side during my time here. Half of them were great, the other half not so much. 2. Dogs--people do not clean up well after their dogs and many of them are clearly left home alone all day and bark/cry. Many of the people that have dogs in this building shouldn't and have zero control of their behavior (i.e. moderately aggressive in the halls, at the doggy park, etc.) Overall, though, great place to live with a fair price!

I was living out of state and had to search for an apartment online, first apartment that caught my attention was 1600 hoyt and I didn’t hesitate to apply. I got an email immediately from the then apartment manager -John, his courtesy and attention to details sealed my choice despite being unable to physically see/tour the apartment. This was my first apartment experience so i was quite confused and unsure of what to expect. I traveled into Colorado the day of move in and John was extremely kind, he waited for me, helped with my bags, showed me around, explained things and showed genuine concern. Also, right from the door the residents were sweet, they were all smiles, held the door, helped with my bags, showed courtesy, provided direction etc. Not to forget the apartment was really clean, quiet and new. When John was leaving, I was concerned because I thought there would be no match for his exceptionality however there came Shawn. Shawn exceeded my expectations, he was very calm, kind and went above and beyond. It felt like the apartment purposely selects remarkable managers. Shawn also made my move out process seamless. Unfortunately I had to move due to my growing family needing a larger space but comparing my current apartment living experience to 1600, I can tell for a fact that great management is key to sanity and frustration free living. Living in 1600 hoyt was honesty the best apartment decision I made!

I moved to Colorado last year and lived here for a year, it was hard to find an apartment at the time; fortunately, we found 1600 Hoyt and met John! He was so helpful and friendly which made me feel so welcomed when I first moved here! Then John left, I thought the owner couldn’t find anyone as good as him for the manager position! Luckily, Shawn came and became a new manager!!! He is so kind and understandable!! He takes care of everything quicker than I expected! The apartment generally is in good condition and affordable!!! Thank you Shawn and John for everything!!

Let me start by saying Shawn is awesome, really accommodating and helpful. The units are new and in very good condition. The rent is below market rate which is helpful for a student like myself, and a 14 month lease is offered if you attend the Colorado School of Trades across the street. All in all, a great place to live without all the shenanigans most complexes try to pull. My roommate and I are happy.

Best place to live. It is near a collage, has nice people, is insulated well, and has a cool manager. There is an elevator for getting up and down. This place allows pets, so if you have a furry friend they are welcome. The place has great deals and group events

Been living here for almost 3 years now and i love this apartment complex, i feel safe due to the building being locked and only residents with their key card can enter. The manager John is also super nice and super helpful with anything you might need or questions you might have. However, i have put 4 stars because of some of the residents that live here and the maintenance problems than consistently happen on a weekly basis: front door being broken, back door being broken, elevator repairs and just the blatant disrespect of the property from some of the residents. I love living here but i hope something changes. Also the cost of the place vs. the lack of amenities that are offered really bothers me.

I am still moving in but a normally stressful experience has been anything but thanks to John! After spending several months looking for a safe, comfortable home, not run by slumlords, I came across 1600 Hoyt. John was friendly and communicative from the very beginning. He made the application and lease signing process super easy which is important for someone with my work schedule. He even helped my boss and I move my big couch down the hall and into my apartment without being asked! There is a reason why every review mentions this man and I hope he stays at the property for as long as I live here. My apartment itself is cozy, modern, and fairly new. The halls smell nice as pointed out by my friend. And it is a secure building. So far everyone I have met in the elevator and hallway have been friendly. When asked about their experience I have heard nothing but positive feedback. I will update after I’ve spent some time living in the unit but so far I am happy with my experience so far.

The apartments' walls are paper thin. You can hear people talking and even their cell phone ringtone when they get a phone call. It is not fair to get complaints regarding noises when the walls aren't sound proof. Overall, John is a good manager. He makes us feel welcomed.

I moved to Colorado from Alabama during the middle of the COVID-19 pandemic...literally the worst time to move cross country. Fortunately for me, I contacted John Adams, the property manager at 1600 Hoyt apartments. He was very accommodating to my many questions, offered to FaceTime me if I needed additional pictures of the unit I was planning on staying in, as well as checked in on me periodically during the transition. As far as the apartment complex itself, it is new! There are stainless steel appliances, washer and dryer sets in every unit, as well as a community center. In short, I love it here and I’m very pleased with my choice.

Very happy with our decision to move into 1600 Hoyt. St. It is so close to everything we need. Right off of Colfax, super close to 6th Ave., I-70 and I-76. John Adams was so accommodating and helpful with the move-in, telling us everything we needed to know and making sure we were taken care of. It is a quiet, respectful building. Most everyone is polite, the building is clean and the grounds are taken care of. Would recommend.

This has been by far the best living experience I've had. Maintenance issues are handled in a very timely manner, everything is super clean, there is minimal noise, and the property manager John Adams has been incredible (it would not be the same without him)! I looked at around 13 apartments before moving and I am so glad that I ended up here!

We were the first to move in . Everyone who we have come in contact have been extremely supportive. The grounds are keep clean, snow removal perfect . The building is clean. I would like to give a hands up to John Adams who is the Apartment manager. He has been especially helpful since day one. You have a good man working for you.

This place is great. There are so many subtle details I didn’t realize before signing the lease. Lights on dimmers, soft close drawers and cabinets, and high ceilings. There is a dog park now and the parking lot is plowed in a timely manner. The apartment manager John is fantastic. He truly cares about making everyone’s experience here great. 1600 Hoyt is definitely home!

We love our apartment, beautiful floors and modern new appliances. Unfortunately our only complaint is a BIG one. The walls are paper thin, we can hear our neighbors constantly. We’ve lived in multiple apartments before, but to be able to hear your neighbors microwave beeping and the CONSTANT drone of a tv on from above, right and left is ridiculous. Also, we will hear 2-3x per day a loud water sound running through the pipes for 5-10 minutes. It’s not our neighbors fault either for literally just living their lives - it’s the cheap building insulation.
